FINANCE COMMITTEE - Chair - David Jones
Prepares
annual budget; manages monthly expenditures and reviews monthly
financial reports; approves payments & signs checks; receives
and
reconciles bank statements; recommends banking institution(s) to be
used; recommends investment of surplus funds and reserve balances;
prepares 100 year reserve calculations; determines need for special
assessments; review bids and contracts and recommends action to the
full Board. Oversee preparation of tax returns and financial reports
required by state and federal agencies and recommend to Board for
approval.
DEED RESTRICTION ENFORCEMENT - Chair - Mark
McGovern
Inspects
community periodically to insure properties are maintained in
accordance with deed restrictions and community rules and regulations
as established by the Board of Directors in accordance with Florida
statutes; refers violations to management company for warning letters;
conducts hearing for violations and recommends action to Board, such as
fines; recommends changes to the covenants, rules and regulations as
appropriate.
This
committee is independent of the Board of Directors and consists
entirely of residents who are not members of the Board of Directors.
PROPERTY MANAGEMENT - Chair - Mike Morganti
Manages
landscape contract; inspects grounds and recommends action to board as
needed; evaluates performance of contractors; determines specifications
for ground maintenance contract(s) and periodically solicits bids from
grounds maintenance and other vendors as needed. Advises Trinity Master
Association of pond maintenance issues that require attention.
Responsible
for managing the upkeep of the roads and developing a plan with the
finance committee to establish adequate reserves for future
replacement/repaving; advise Trinity Master Association of any
maintenance issues for storm sewers and drainage system; conduct
periodic inspection of the four structures we own (two park pavilions
and two entrance buildings) to insure they are properly maintained;
make periodic inspection of walls owned by the association and arrange
maintenance as required.
SAFETY & SECURITY - Chair - Lonnie
Redmon
Obtain
bids for gate maintenance and recommends vendors to Board; determine
hours of operation for gates; recommend security arrangements and
patrols; make recommendation to board concerning traffic signs and
regulations; work with Sheriff's Department to determine enforceable
speed limits and authority of Sheriff's deputies to enforce traffic
regulations in Fox Wood; supervise and support the Community Watch
Program; review security patrol activities and reports and make
appropriate recommendations to Board; provide liaison to security
patrol.
MODIFICATIONS - Chair - Diane Kocienda
Duties
as specified in Fox Wood Covenants at 8.02 and Trinity Master
Association Covenants at 10.03. Make periodic inspections of community
to insure permits are obtained where required. Report unapproved
modifications to Deed Restriction Enforcement committee for action.
Maintain data base of approved applications and property records for
each lot.
